Hoarding banners as the brand statement
The hoarding is the development's face for 12 to 24 months. Treat it as branded environment, not site protection. Architect renders, hero copy (NEW HOMES COMING / 30 APARTMENTS / FROM Β£600,000), the developer brand, and the sales contact.
Standard hoarding panel size is 8ft x 4ft (2.4m x 1.2m). Most London developments hoard with 10 to 30 panels depending on site frontage. Run a coherent design across all panels rather than 30 different posters.
Site security and public safety messaging is mandatory on London developments. A 4ft x 3ft safety banner near the gate with CDM principal contractor, out-of-hours emergency number, and CCTV notice covers compliance and reduces the risk of removal notices from the borough.
Hoarding panel design rules
Repeat the brand and contact details on every panel. Vary the imagery (renders, lifestyle photos, floor plans) panel to panel so the wall reads as designed, not pasted. Keep one panel near the gate dedicated to safety, contractor and out-of-hours contact info per planning conditions.
Directional banners drive the visit
Most prospective buyers do not find the show home on the first attempt. They are looking for a number on a road, often through scaffolding or behind hoardings. Directional banners on lamp posts (with council permission), on Heras fencing, and on the gate close the gap.
Use 3ft x 2ft or 5ft x 3ft banners with one arrow, two words (SHOW HOME or THIS WAY) and the brand. No prices, no specs, just navigation.
Show home and launch event banners
The banner above the show home entrance is your reception. SHOW HOME OPEN, the development name, opening hours, and the agent's brand. 5ft x 3ft is the right size for most show home frontages, 8ft x 4ft if the entrance is on a wider facia.
Launch weekend banners add date and offer information. RESERVATIONS NOW OPEN / LAUNCH WEEKEND 14 to 15 JUNE / PRICES FROM Β£600K. Build the launch banner as a separate piece so the permanent show home banner does not need replacing afterwards.
Phase 2 and beyond banners
Multi-phase developments need banner refreshes between phases. Phase 1 SOLD OUT and PHASE 2 NOW LAUNCHING is a strong dual banner combination. Keep the brand consistent and the dates clear.

Material specs for long-term outdoor
610gsm PVC is the right base for hoarding panels on an 18 to 24 month development. UV stable inks, hemmed edges, brass eyelets every 50cm, and corner reinforcement webbing for any panel exposed to high wind.
On exposed sites near the river or in tall-building corridors that funnel wind, switch to mesh PVC for panels above ground floor level. Mesh costs slightly more per square metre but lasts the project.

Planning, safety and signage compliance
Most London boroughs require hoarding to display contractor details, site office contact, out-of-hours emergency number, and safety information including the principal contractor under CDM regulations. This is usually a separate compliance panel on the hoarding.
Check your planning consent and your CDM file for the exact wording required. Build the compliance panel into the artwork brief from day one rather than hand-laminating an A4 sheet later.
