Letting agent boards on London terraces are part of the street furniture. Most agents inherit a board template from a previous designer and reprint without question. A small refresh in copy hierarchy and material spec can cut reprint costs, extend lifespan, and make the board more readable from the pavement.
We print boards and banners for letting agents from one-branch local firms to corporate offices. This is what to spec when you order the next batch.
Standard T-board for letting is 600mm x 800mm in PVC over correx, with a magnetic or sticker LET BY overlay. Use 510gsm PVC, hemmed edges, brass eyelets. Order in batches of 50 plus to bring unit cost under Β£15 per board.
T-board format and lifecycle
A T-board has three states: TO LET (live listing), LET BY (under offer or recently let), and removal. Most agents print TO LET on the main board and apply LET BY as a sticker overlay when the property goes under offer.
The sticker overlay approach extends board life dramatically. One TO LET board can be reused 5 to 10 times with cheap (Β£3 to Β£5) LET BY sticker overlays rather than reprinting the full board each cycle.
Board frame and post specs
Standard T-board post is 8 feet of treated timber driven 18 inches into the verge. Board panel attaches with screws and washers. The visible panel is 600mm x 800mm. Some London boroughs require permission for posts on public verges, check before installation.
Letting banner copy hierarchy
Top: TO LET in giant text. Middle: branch logo and brand. Bottom: branch phone number. That is the order that converts. Property type (FLAT, HOUSE, STUDIO) is optional but useful for higher-volume markets.
Skip the price per month. The price changes between listings and the rent reads as dated within a week. The phone number is the action, not the rent.
Brand consistency across the borough
If your agency runs 20 boards across Wandsworth at any given time, brand consistency matters more than individual board design. Every board needs to look the same so passers-by recognise your livery from across the road.
Build a board template in your designer's files. Keep it as a master. Resist requests for one-off variations. The 20-board street effect is worth more than any single creative tweak.
One TO LET board can be reused 5 to 10 times with cheap LET BY sticker overlays rather than reprinting.
Material specs for outdoor longevity
Two material approaches dominate. Correx (corrugated polypropylene sheet) at 5mm thickness with printed vinyl overlay is the budget option, lasts 6 to 12 months. PVC banner panels at 510gsm with eyelets attached to a correx backing last 12 to 24 months.
For high-value listings or central London locations where the board sits longer, upgrade to a printed dibond panel. Costs more upfront, lasts five years.
Window banners for the branch
Inside the branch window, run a 6ft x 2ft banner facing the street with TO LET / FROM Β£X PCM / LANDLORDS WANTED. Refresh quarterly to keep the listings feel current. Use 540gsm or heavier for indoor longevity.

Council rules and planning
A single TO LET board on the property being let is generally permitted under deemed consent if under 0.5 sqm. Multiple boards on the same property, larger panels, or boards on land not owned by the landlord may require express consent.
Wandsworth, Westminster and Lambeth all enforce more tightly than outer boroughs. Get familiar with your borough's deemed consent rules. The 28-day removal notice for an unauthorised board lands fast.
The 20-board street effect is worth more than any single creative tweak.
Batch ordering and unit economics
Letting agents typically order in batches of 50 to 200 boards. At 100 units we can bring the unit price under Β£15 per board for standard correx with vinyl, and around Β£20 to Β£25 for PVC banner panels.
Order TO LET, LET BY, and FOR SALE in the same batch to maximise volume pricing. Most agencies use a 70/20/10 split of TO LET / LET BY / FOR SALE in board count.
Coordinating board orders with new listings volume
Agency board stock should match listings volume. Most branches run out of TO LET boards in spring when student let listings surge, and run short of FOR SALE boards in autumn when family movers list. Plan reorders ahead of each surge rather than reacting.
Track your average board lifespan against your listing-to-completion timeline. If your average let takes 21 days and your boards last 12 months, each board services around 17 lets in its life. Build that into your unit economics when budgeting the next batch order.
